Life at Pier 5

HISTORY

Pier 5 Condominium, is a unique Philadelphia living experience.  Located on the Delaware River, adjacent to the Ben Franklin Bridge, Pier 5 is a short walk to Old City and many of Philadelphia’s historic sites. It is walkable to the South Street (Headhouse) area and its Sunday  Farmer’s Market. Spruce Street, Dock Street, Market Street and Race Street are main walking arteries that run between Center City and Columbus Boulevard near Pier 5.  

 It’s also a short walk from the Philadelphia Waterfront and all its summer and winter activities. Weekends bustle with visitors, both locals and tourists, as they visit Spruce Street Harbor Park for its carnival atmosphere, food trucks, ice-skating in winter/boat rentals in summer and outdoor concert series; Cherry Street Pier for its food, drink, art and cultural events year round; and RaceStreet Pier for its relaxing water views and free yoga meets! The new deck park, over Interstate 95, is scheduled to be completed in 2028 and further connect Old City to the historic waterfront.

Built as a working City pier in the 1920s, Pier 5 was converted to 96 apartments with garage parking It was reimagined as luxury condos in the early 1980s and is now home to the largest indoor arboretum in Philadelphia. Pier 5 is now listed on the National Register of Historic Places. 

The location, however, is the reason most residents first consider moving to Pier 5All units have decks with river views; the lower floor also has enclosed greenhouses or open patios with views of our beautifully landscaped atrium. A furnished river deck on the east side of the pier is open to all residents and is a great place for watching holiday fireworks with your neighbors! In 2024 the condos at Pier 5 began major refurbishments of infrastructure and common areas.Expected finish date in Fall of 2026. 

Smoking is prohibited anywhere in Pier 5.

WHAT SETS PIER 5 APART FROM CENTER CITY CONDOS?

We have secure garage parking with one deeded entry per unit; key-fob building entry, along with bicycle parking on the garage level.
A special assessment for Pier 5 renovation was leveed in 2024. Work includes atrium concrete and steel repairs, new walkways, new plants and planters and complete interior steel repaint (5 stories high!)
As a mid-rise (with four elevators serving 3 levels) our residents have an up-close view of Delaware River activities and the iconic Benjamin Franklin Bridge that shows up in just about every movie or TV show that takes place in Philadelphia. In the marinas below (slips are available), watch Canada Geese, Mallards raising their families, diving Cormorants and many other river and shore wildlife. We live within a bounty of nature with our landscape architect-designed atrium to be completed Spring/Fall  of 2026. Plants were selected to present a stunning display throughout the seasons, be it flowering shrubs, vines and perennials or colorful foliage and bark. This replaces 30 year old atrium plantings.
Lower floor units feature greenhouses or patios overlooking the atrium, with decks overlooking the Ben Franklin bridge, the Delaware River, and marinas. Upper units feature large decks overlooking the Ben Franklin bridge, the Delaware River, and marinas.
Installation of dedicated electric car chargers are at the owner’s expense

 

BEYOND THE PIER:

It’s a short drive down Columbus Blvd. to several shopping centers (with onsite parking) that cover all your basic needs—Staples, Giant, Home Depot, Walmart, Home Goods, Michael’s, Lowes, Target along with many, many more.
Only blocks away from medical providers.
Near several bus stops and the Philly Plash. SEPTA is great public transportation and free to Seniors.
A short walking distance to Old City’s history, shops, and restaurants. South Street’s restaurants, shopping, and mosaics will soon be directly accessible via a new pedestrianbridge near Lombard Circle.
We’re adjacent to the waterfront branch of the Delaware River Trail, part of the East Coast Greenway which, when completed, will turn west at Spring Garden, continue to the Schuylkill then head south joining other local trails along the way. The ECG will eventually run from Maine to Florida. Our section of the trail is reminiscent of NYC’s High Line with its grasses, flowers and trees in natural formation with year-round interest. For those who like a routine–it’s a two-mile walk from Pier 5 to the Heliport and back.
In 2028—The Park at Penn’s Landing–a brand new 11.5-acre civic space spanning I-95 and Columbus Blvd, connecting the waterfront to Old City, will be completed. It’s a comfortable stroll to art and social events at Cherry Street Pier and outdoor lazing and yoga classes at Race Street Pier.
Convenient to the Market Street Dog Park which opened in 2015 near the Market Street stairs at Penn’s Landing. The park features trees, benches, a water station and a view of the Delaware. Fencing divides the park into two areas, allowing separation for larger and smaller dogs.
